House rules

A few things that keep the place good for everyone staying.

Check-in from 2:00 pm

Check-out by 11:00 am. Earlier check-in or later check-out is usually possible — just ask, subject to availability on the day.

ID at check-in

Please have your passport (or NIC for Sri Lankan guests) ready when you arrive.

Quiet hours 10:00 pm – 7:00 am

Many of our guests surf at dawn. Please keep noise down around the rooms and pool during these hours.

Rinse off before the pool

A quick shower before you swim keeps the water clean for everyone — there are outdoor showers beside the pool.

No diving or jumping into the pool

Please enter the pool from the steps. Jumping in from balconies or the poolside is not permitted — the pool is not deep enough and it is genuinely dangerous.

No surfboards in the pool

Board storage and outdoor showers are provided for your gear.

Room towels stay in the room

Please do not take room towels to the beach. Beach towels are available at reception; lost or sand-damaged room towels may be charged for.

No smoking indoors, no pets

Smoking is permitted in the garden and outdoor areas only. We are unable to accommodate pets.

Location & surf

How far is the beach?

Kabalana Beach is 200 metres away — about a three-minute walk. The Rock, one of Ahangama’s best-known surf breaks, is the same distance.

Is Tèya Beach Hotel good for surfing?

Very. We are a three-minute walk from Kabalana Beach and The Rock, one of Ahangama’s premier breaks. The area suits every level, from beginner-friendly beach breaks to advanced reef breaks. Peak surf season runs November to April.

What surf breaks are nearby?

The Rock (3 min walk) is Ahangama’s biggest wave, holding 8–10 ft in peak season and best for intermediate and advanced surfers. Kabalana beach break (3 min) suits beginners and longboarding. Within 10–15 minutes you also have Marshmallow, Devil Rock, Lazy Left/Right in Midigama, and Coconut Point — all easy by tuk-tuk or bicycle.

When is the best time to surf here?

November to April is peak season on the south coast: consistent swell, offshore winds and sunny weather, with The Rock holding up to 8–10 ft. May to October brings smaller, friendlier waves that suit beginners.

Can you arrange surf lessons or board rental?

Yes. We work with trusted local surf schools for every level, from first-timers to those refining technique, and boards (shortboards, longboards, soft-tops) can be rented nearby. Message us before you arrive and we will organise it.

The hotel

What facilities do you have for surfers?

Board storage, outdoor showers to rinse off after a session, and early breakfast from 6:30 am for dawn patrol. The pool is a good way to cool down afterwards.

Is breakfast included?

Breakfast is $10 per person per night and can be added to any stay. Let us know in advance and we will have it ready.

Is there a restaurant and bar on site?

Yes — our restaurant serves Sri Lankan and western food throughout the day, and our bar is open into the evening with spirits, beer, wine, and cocktails and mocktails made to order. Guests who book direct get 20% off their food bill for the whole stay.

Do you have parking?

Yes, free private parking on site, including space for tuk-tuks and scooters.

Do you store luggage or surfboards?

Yes. We have board storage and can hold luggage before check-in or after check-out at no charge.

Booking & policies

How do I confirm a booking?

Choose your dates on our site and send us the request — we will check availability and reply with bank transfer details. A 50% deposit confirms the room, and the balance is due when you arrive. We confirm by WhatsApp or email, whichever suits you.

What is your cancellation policy?

Free cancellation up to 48 hours before check-in. Within 48 hours, or for a no-show, one night is charged. During peak season (December and January) we ask for 7 days’ notice for free cancellation. The 50% deposit that confirms your booking is non-refundable. Your confirmation message sets out the terms for your stay.

What do I get by booking with you directly?

Direct guests get 20% off dining for their whole stay, a welcome drink on arrival, and priority for early check-in and late check-out requests. You also deal with us straight away for any change to your stay, rather than passing messages through a third party.

What are your check-in and check-out times?

Check-in from 2:00 pm, check-out by 11:00 am. If you arrive early for a surf, we are happy to store your luggage and let you use the facilities while the room is prepared. Late check-out is often possible on request.

How do I get here from Colombo?

By car or taxi it is 2½–3 hours via the Southern Expressway, the most comfortable option. By train, take the coastal line to Weligama or Matara and a 15–20 minute tuk-tuk to Ahangama — the coastal views are worth it. Buses run from Colombo to Galle, then connect to Ahangama. We can arrange transfers for any of these.

Around Ahangama

What is there to do besides surfing?

Plenty. Galle Fort (UNESCO World Heritage) is 30 minutes away, whale watching from Mirissa is 20 minutes, and you can explore Koggala Lake by boat, visit temples such as Kathaluwa, watch the traditional stilt fishermen, take a cooking class or join a yoga session.

Are there good restaurants and cafes nearby?

Ahangama has a thriving cafe scene. Within walking distance there are coffee shops, beachfront restaurants, healthy cafes, seafood grills and international food — The Hangout, Hangtime and Refresh among them. Ask us and we will point you somewhere that suits.

Is Ahangama safe?

Yes. Sri Lanka’s south coast is one of the country’s main tourism areas, with good infrastructure and welcoming locals. As anywhere by the sea, keep an eye on your belongings on the beach and respect the ocean conditions when surfing.
